@Aleko Petkov. Do you feel the self-help remedies are working? If not, then at some point a disgruntled tenant could argue that you have, effectively, ignored the problem. Warranties of habitability may come into play. Also, if the Tenant’s personal property is damaged due to the infestation, you may have another issue on your hands. Do yourself a favor and call the professionals.

@Minne Carlton-Purnell. Lawyers love suing landlords that hold property in their name. All of their attention can focus on causation and damages, don’t even need to get into the ‘piercing corporate veil’ arguments! LLCs exist for a reason - they work.

@Patrick Reagan. A New Jersey Court ruled less than a week ago that Landlord was responsible for Tenant relocation costs associated with an eviction for an ‘illegal’ apartment. So there’s that, too!

@Reggie Rearden. Yes, call this to their attention and specifically address this in your lease. All leases should have provisions dealing with water damage, irregardless of the source!
