Yes, send in copies of your certificates. Make sure 5 times that you have everything in or it will SUPER delay your test date.

Buy with your own cash and refi out with a hard money lender. I have worked with individuals in your situation. If you have any questions feel free to contact me. Hard money is a great tool.

Perfect deal! As a private lender, we do very similar deals. You aren't risking anything (money wise) and you get to make profit.

You just have to pick up the phone and start calling some lenders, you can find a huge list of hard money lenders here on this website. What kind of experience do you have? That will be the 1st question they ask.

Btw.. I forgot to mention, developing is THE riskiest. Imagine the people that were mid way through building 100 homes worth $10MM, when the market began to crash. That project was costing $10MM but was worth $5MM after the crash.
