Hi Mychelle, I am a realtor and acquisitions manager here in Tampa, FL. I would suggest zip codes 33607, 33614, 33616, 33609 and 33611. These are usually the areas with higher rents but of course properties are usually a little more expensive as well. I would love to connect with you if you have more questions!

Hi Alfred, I am also looking at my first house hack here in Tampa, I will be doing a 5% conventional loan because the PMI for conventional loan are usually lower. Check with your lender if you would qualify for a conventional loan. Closing cost at that price range is usually $3,000 - $4,000 (again check with your lender if the charge any upfront fees). I’m in the exact same process. $200k for a duplex in Tampa. Where do you live? I work with a big buyer and sometimes we sell duplexes in different areas.

Thank you both for the answers! It does 100% make sense as a rental after I move out but not with a lot of equity.

I can find duplexes for $150k turn key and ready to live in (still not much equity) but they are in less desired areas, should I look into that possibility? Rents in that are will be at around $800-$900.

ARV is actually $225k, I ran some comps and I am pretty familiar with the area since I work in acquisitions for a big buyer here in Tampa.

I asked the seller and she said that she pays at around $150/mo in water so I left it like that, should I have tenants split the water?

For insurance this is what usually my buyer pays per duplex so I thought it would be the same for me. 

I will definitely add management and lawn care.

I calculated the deal with only one unit rented (please see the image I attached). Keep in mind that I am currently paying $1,460 in rent. Is it still worth it?
