Don't buy a single family residence! You don't seem in a hurry and want to buy more investment property correct ? In a SFR you are the only one paying the bill, in your current duplex you have a tenant paying the mortgage hopefully do now is the time to save,save, save! Move into your next investment so you can get a better interest rate on your mortgage and put less cash down! You'll have a 6% interest rate and need 25% down if you don't live in it. After you have enough rentals then buy the SFR. This is what I wish I had done in retrospect. Good luck!

I think wine or champagne is always a nice touch. Don’t listen to the naysayers and be a nice landlord! I always like to give a welcome basket & change out the door wreath for seasons etc, it’s a nice touch I think. I give them 3M tabs for mounting pictures also which saves your walls especially if you have plaster !

I’m very interested in getting started but don’t feel confident in where to buy in the Cincinnati area. I have lived in Cincinnati a few years but I am not confident in what area to look for investment properties. How do you get comfortable or educated on what areas are best to buy in? Areas that are improving but not expensive yet. Do you rely on a realtor for advise? I’m looking for small rentals 2-4 families. Any advice appreciated.
