@Wayne Brooks, I dont know where else to start. I live in WA state and I dont have $80k for a downpayment.. Seriously the prices out here are ridiculous for a new investor. I need to start somewhere.. Do you have any suggestions? Starting small and just working my way up is the only feasable option I have found so far...

@Frank Patalano... "More opportunities for the rest of us." Does that mean you help people acquire properties..? Or does it mean it drives business your way because people don't want to work with jerks? What do you do? I see you are a Rental property investor and I see you are linked to the Cash Flow Kings podcast (you should get your podcast added to podcoin BTW), but what else do you do? Are you a realtor, lender..? 

Am I allowed to ask that question?

@Frank Patalano The guy I spoke with was a little abrasive. I asked to speak with the Director of Sales when he comes back from his honeymoon. He did tell me about the closing credit and to ask my lender about it. But man.. I don't know what I am expecting from these people, maybe it is just part of the business, but I cant believe how many rude people I keep running into. It is really discouraging and motivating at the same time.

@suny I am buying it from a TurnKey company... They seemed pretty adamant about it is what it is. So I asked the Director of Sales to call me back when he gets back from his honeymoon. Because the guy I was talking to kinda seemed like a jerk, like IDK if he thought I was lying or what but he could use some brushing up in customer service

Well, I was all ready to start the closing process on my first property but I didn't anticipate a closing cost of almost $4k... So back to waiting and saving I go

Thank you! This is my first property (well attempt anyway) and once I saw the closing costs, it completely blew my budget because I literally saved forever to get the downpayment and somehow it didn't occur to me that the downpayment doesn't cover closing costs... 

I definitely have a long learning journey ahead.. But I won't let one setback knock me off the horse.. I just need to keep saving :)

Please tell me I am wrong... But does $3,750 seem outrageous for closing costs when purchasing a house that is only $63k?

@John Roesler Thank you for pointing out that MIP and memphisinvest are 2 different companies. The company ther person spoke about in the post earlier said that said they left out a bunch of fees but they also said it was with Memphis Invest. I am on the ledge of buying my first property with them and I have already been pre approved, I am just a little nervous.

Hi! Thank you for your feedback. I see you are from Hawaii and invest in Cleveland, do you do turnkey investing or do you do long distance landlording? Or did you move to OH? Lol sorry so many questions. I can’t afford to invest in the area I currently live so I’m trying to find other options.
