Post: Highest and best use of vacant lot

My husband and I own a rental property in Ohio.  The deed also includes a parcel behind the home which is .41 acres.  The parcel is land-locked.  I am trying to figure out if we could pour a driveway to the parcel and build a duplex on the parcel.  Any other ideas on what to do with the land?  The neighbor wants to buy it to build a shed on it, but his offer is extremely low and I'd rather not sell it until I know what I can do with it.  Where would I start?  We don't live in Ohio, we are long-distance investors.

I've read that LLCs are easy to 'pierce' and are not as protective as we think.  I'm still learning how they work, so I am still researching.

My husband and I closed on our first two properties a few weeks ago. We need to set up some sort of protection. We were thinking about putting them into an LLC, but with my reading there seems to be drawbacks to that. Others have suggested using an umbrella policy.

We would love thoughts/advice on whether or not to use an LLC, and if not, what other kind of protection for the properties? What do you use?

My husband and I live in Utah County, and have recently (closed on both in June!) purchased two small rental homes out of state.  We do not have wills yet and need to get these in place ASAP as we have four children and assets. 

In addition we are thinking about putting the rental properties in an LLC.

We are looking for a good attorney to help us with both of these.  Do any of you have recommendations?

@Douglas Larson We are looking in both Salt Lake and Utah Counties.  My preference is Utah County, but Salt Lake valley is great, too.  I will look up UVREIA and SLREIA to get involved.

The market is hot right now. I am a new investor, with a price limit of $250,000 (based on the amount I have available for a 20% down payment, using our HELOC). Utah is a hot market, home prices are high.

Any suggestions on finding deals?  My agent is sending me homes in my price range, but the numbers don't work out as far as income and outgo.  I want to cash flow at least $200/month after all expenses.  $300/month would be even better.

I'm new, looking for my first property.  Where I live is very high priced and I am having a hard time finding good deals.  However, I see places, across the country from me (specifically looking in the Gwinnet County, Georgia area currently, because my grandparents live there) that seem like great buys!  

Is long distance landlording a good idea?  For a new investor?  

Any tips for doing the long-distance thing? 

It looks like an incredible opportunity, while my local options are frustrating (Salt Lake and Utah counties).  

Any tips and thoughts are much appreciated!

I've been considering getting my real estate license.  I am a newbie investor - working on getting my first property.  Should I get my license?  Is it helpful?  OR is it better to have a good agent on my team?
