Getting started is the hardest part and whether it's your personal home or your first flip your will begin to develop the skills necessary for this business!
I bought a completely trashed foreclosure that is now my personal residence. I was fortunate to live close to the property so trips back and forth after work weren't discouraging. We were able to make it just the way we wanted it which was important to us. The only bad thing was we spent more money and overimproved it for the area which we are ok with.

First of all congratulations on getting into the business!
You will find many different answers, but let me give you what i would do about your questions.
1) I would hire a licensed person for anything major like plumbing, electrical, hvac etc. I do not have licensed guys for anything that's relatively low skill.
2) I would get a policy equal to the arv of your property (i spend the 15 bucks extra per month to not have to worry!)
3) Custom cabinets are difficult to match. Worst case you could contact the old owner and just ask! Look for a brand inside a drawer you may get lucky.
4) Kitchens can vary based on location, price range the home will be in, and whether it is a complete gut or not. It could be as low as 3k and as high as 20 to 25. For a complete remodel I usually say 2k per bathroom labor and material.
5) In indiana, if you are selling the home within 12 months you are not allowed to do any of the major work on mechanicals, and need to hire licensed profesionals which gets pretty pricey. You will have to check with your local building dept.

Thanks! I really like that one. Are you finding that one color throughout does just fine? Or do you put different colors in kitchens and baths?

Hey guys! I tried searching for a recent forum about favorite paint colors.
I am in the process of looking for a solid tan color and light to moderate green to use in kitchens and baths, any suggestions?
In my area 2-3 colors in a home is usually ok, what experiences are you guys having and what are your favorite colors?

Jim,
I am working on one that started behind the house and took out half of the roof and all the trusses on that half of the house. In indiana it is code to replace all the boards that are 1/4 inch charred. After that is done you will need to seal it correctly and plan on having the vents professionally cleaned. All the drywall in the whole place had to go for me, very intensive on the timeline snd budget. Seal it with all with oil based primer/ stain blocker and then start rebuilding!

I am more of the do your due diligence before jumping into anything so it was definitely nothing against BP. I now feel like I know a lot of you by your posts and how genuine you all are. I am still very much in the learning stage but i will help others when possible and I look forward to becoming more social on here in the future!

Hey guys here are the specifics on my first deal.
I bought a home from a wholesaler for 14k in 2009 and brought in a buddy to help me with the work. In about 3 months and after spending about 8k in repairs we sold the property for 43k after 11 Dom.
It was tough doing all the work but the experience From it really helped me learn to talk with/ hire the right contractors.
On to the next one!
