Tim Riggin feel free to give me a call at 240-268-3054 on Monday. If you are the only member of the LLC then you do not need to wait. You bought the 3 houses in Dec of 2016, so you are able to refinance at 75% of current value. The only tricky part - if I read your post correctly is that you have one loan for all 3 properties, but it can be done.

Jared MontBlanc sorry you didn't get this one. I was wondering about the calculation you did there...you said FMV-30%-est rehab equates to your desired offer. You arrived at $250k. Apologies for my ignorance, but shouldn't the desired outcome be $244,00? $420,000-$126,000(30% discount)-$50,000 (est. rehab) = $244,000 Or $420,000 x 70% - $50,000 = $244,000 Just curious & asking for my ADD...

Michaelina Stathakos since you are in Texas, I recognized talking to Upen Patel or Chris Mason. Upen Patel lends nationwide. Not sure if Chris Mason does the same or not but one of them should be able to point you in the right direction. @Kent Harris I think, I get it. It sounds like the target end buyer that you are describing is someone that is not able to access conventional, FHA, VA, USDA hence the owner financing.

Kent Harris I'm curious about the owner financing options you laid out here-20% down at a rate of 9.90% seems much higher than a conventional agency loan. Is this because the target buyer is an LLC or an entity other than an individual buyer?

David Woolfork delayed financing loan to value is capped at 75% of purchase price on investment properties and 80% on a primary property. If you wait 6 months after purchase, then you can use appraisal value at that time. Hope that this makes sense. Good luck.

Collin S. if you plan to occupy as your primary then you can put down 15% for an agency conventional loan. It will be in your name though-not LLC. If you have any questions pm or call me.

Jason Coleman , I believe that you need to let your County or the agency that helped you with the DPA regarding you vacating the property.
