If a county says that I'm bidding on a tax deed "free and clear" does this mean that there were no liens or other liens or encumbrances found against the property? 

Might I still need to do a title search on a tax deed anyway, if for instance, there were other liens  from the civil division which one wouldn't be able to necessarily be able to research themselves?

Any feedback would be appreciated.

Hi All--

I'm in need of a skip tracing service as I'm conducting property deed research. 

What do other users recommend in terms of an accurate (but inexpensive) skip tracing service? I'm looking to spend up to $100 per month for 50-100 searches.

I'm just a bit confused about the actual costs that go into TLOxp's service. If I'm running an individual people search for "John Doe" looking up his full name, SSN, relatives, bankruptcies, judgements, liens, etc., how much could I potentially be looking at in terms of total costs? Is there any cap or could I potentially be charged into perpetuity?

Joe Kaiser has been mentioned for Washington and I would have told new investors to use his info in many areas of investing. I kind of thought he was a brother I didn't know I had. I did do a couple of tax sale deals in that state just like Joe and I felt the states real interest was not consumer protection but state slush fund protection. Joe knew how to get the overages and the state hated writing checks to him and reducing their slush fund balance and they were willing to spend tons of tax payer money to stop him.

@Ned Carey -- Thanks for the word of caution.

I heard about this strategy, again recently, from a friend. What sounds 'too good to be true' usually is 'too good to be true'. 

I guess I'll definitely be staying away from this strategy...

@Dion -- I apologize, I left out an important detail out. I'd be matching up ex-owners to unclaimed monies upon contingency of a 25-30% finder's fee.
