Yep Nick is right. bTW if the current zoning doesn't allow it you can file to have it rezoned.

Hi @Solomon Stavis I live and invest in Jax. There are pockets in town that will allow you to purchase in a decent area (32205 & 32210 for example) for 100K and rent for around 900-1K to be honest you may want to just reach out to a realtor who does Property management if you opt to do that since you are technically looking for something turnkey. You won't have much or any equity keep in mind unless you are bringing all cash you will still have to bring 20-25% to the table if you are getting a loan so it will take you some time to break even on your investment even with appreciation.

Hi Pierre, no problems the staff there have been really helpful as demonstrated from one of the earlier post from the Sunday call. I have never had any issues with getting my payments once my tenants make their payments.

For the second it's a No.

For the first even if it is not required you would want the additional work documented with the county record so in that case it would probably warrant a permit as well. But for clarity you are taking away a bedroom to make and additional bathroom and or laundry room?

Only if its in a flood zone typically I try to steer clear of those areas because of the additional overhead with the insurance

We did. No complaints on our end. They charge a minimal amount to collect rents monthly and they are always on time. Support is good as well.

Try Bernard & Schemer, P.A. they are on Busch Dr. I was going to do an owner finance deal and they said they could write the note. I can't speak to more than that because the deal feel through.

Hello @Brian M Sweeney I have been taking my rental properties in my name so that I could use Conventional Financing. Could you advise how were you able to do a cash out refi in your business name?
