Welcome @Ashton Moore! It’s inspiring to see you here. My son listens to BP too and I hope he finds his way on here when he’s old enough. It sounds like you have some great plans and a solid direction…enjoy the journey!

Welcome @Steve Lowe! Good luck on your adventure…it’s all about the process.

@John Brito that depends on your ROI. Is it worth your time to do this? Do you feel capable and willing to take the time to do it? We refinished our hardwoods ourselves and saves thousands. It taught us what to look for in terms of quality and it was worth our time when we did it. But what's your time worth to you?

Happy renting!

Seems like a good question. We were looking into hard money financing for an investment property and one application asked us to pick up to three company names and they would help walk us through setting up a Corp…sounds like a requirement to get funding from them.

That’s absolutely true. When you’re ready, have a $1,000 ready to talk to an architect. You can even find plans online. Apparently, construction loans might be easier to come by too 🤞

@Charli Randle excuse me, I misread! You haven’t made this deal, investor is WILLING to put 60% down, ask what they are looking for and negotiate then have a written agreement.

@Charli Randle could you treat it like a hard money loan and consider 10% of his Investment? What’s he looking for? Seems like that’s something you should have in writing ahead of the deal.

Lakewood has that requirement too, correct?
