I have 2 family house the first floor is 2 bedroom the 2nd floor is 3 bedrooms.
I have attached a image of the current setup and what I want to add. Black color = current walls.
Green color = walls I want to add.
one thing I dont know what to do about.
There is a hallway when you enter the apartment. If I add the wall it will be in the middle of the hallway.check the attached. How should the shape of the corner be near the hallway?

Thanks for all the replies.
I do charge late fee $100 if rent is not received by the fifth of the month. and $10 per day after until rent is paid.
Eviction is filed on the 6th of the month.
I'm actually very strict I filed 2 evictions so far for this tenant. But she ends up paying the rent plus late fees plus court fees.
The law here is to issue 2 cease notice and 1 quit notice. So far (this month I received the rent on time). So I can't issue the quit notice.
The point of posting this topic is to know if the 2 cease notice that were refused count and now the next time I can issue notice to quit.
Unfortunately I didn't take any pictures of the notice posted on the door.
@Todd Trader My rent is on the high side of the market around here. But this area is in demand (Very easy to commute to NYC) and you don't find a lot of rental units on the market.

I have sent 2 notices to my tenant to cease habitual late payment. Both were certified and both were refused and returned to me in the mail. What should I do? Did these 2 notices count? I also posted it on the door and it was ripped up and placed in my mail box.

I own a 2 story home. The first floor is rented and I occupy the 2nd floor, and the attic. If I replace my roof, can I deduct 50% of the cost on my taxes? (rental portion) or will this not qualify since technically it's my roof and not the rental (business portion) roof?

I have a tenant who is being evicted because of excessive/habitual late rent payments. and non payment of last half month.
If the court gives an order to evict in the middle of the month. Do I take out a full month of rent out of the security deposit? since it's very hard to find a tenant in the middle of the month and I'll have to wait until next month to rent it.

thanks Jerry. I just googled it and in NJ you can record as long as one party consent.
