Call the local TAX assessor and find out if they have been taxing it as a 2 family. It will help tremendously

Hudson county is inflated. Look in Sussex County it is closer to you. Cheaper prices and prob a better return on investment. Additionally, in the event you have to evict, the non-urban counties move much faster through the courts. However, this does not make a difference now as we are still currently under a moratorium

I will be honest with you, people asked me the same questions 15 years ago and I still have not seen any "major" change in the Fairmount area. Yes values are high but appear to be at the top of the market maxed out. I wouldn't bank on appreciation just pure cash flow
