Post: Need lawyer recommendations for difficult tenant

My latest tenant has turned out to be a pain in the a**. She has made me jump through hoops with all kinds of claims, which I have been happy to do but she gets hysterical and overreactive. I am not new to this game, but I've never had a tenant like this before. Someone who pays the rent on time, but is so demanding on such a regular basis that I have no peace. And she's quickly eating through the income I get from renting this house, which is in Encinitas .
Please share recommendations
for good real estate attorneys who are adept at dealing with difficult tenants. So someone well-versed in tenant/landlord law who doesn't mind exchanging emails and calls with my tenant's attorney. I've personally run out of patience for this lady.

Post: Loss of rental income during pandemic

I have a California condo with a tenant who has been great and communicative for 3 years. I inherited him from the last owner and we have had a great landlord-relationship including during the pandemic. He wrote me in late October to say he'll be late with his rent because he is waiting for Social Security. That was his last communication. He missed Nov and December and I wasn't worried about it since he's been so responsible in the past. I texted him last week to touch base and find out how he is, and to get an update, but he didn't reply. Texted him again 2 days ago but no luck. Both texts were very friendly and informal.
I am assuming he's observing the CA rent moratorium at this point, but he hasn't said so and I need to know because he needs to sign a form declaring that the nonpayment is directly related to the pandemic. I heard that it's important to still be serve a pay or quit notice ro start the process for later when I need to collect all the back rent, but I don't want want to antagonize him.
I know I need to to consult with a RE atty but I also want to see if anyone else is having the same problem and how you're dealing with it. Would appreciate your thoughts and insights.

UPDATE: I found a great realtor in Bakersfield, thanks to BP!
Max Gradowitz was just the kind of agent I really needed. He was knowledgable about the market there and each neighborhood, as well as being very responsive throughout the process, returning calls/texts quickly so I could move forward. As someone wrote, what I needed was a realtor to work with me like a partner, and Max provided that. He genuinely cared about finding the right without property for me, but without being high-pressure or bombarding me with marketing emails. I was really torn between several rental properties, and Max did a great job of laying out the pros and cons of each and guiding me to my final pick. I closed escrow yesterday. :)

Hi All,
Newbie here. It's been a little challenging to find a good realtor who is experienced and knowledgeable while also reliable and motivated enough to return calls/emails personally and consistently, and actively look for properties within my criteria, and go on viewings for or with me instead of passing me on to a "team member". That has not worked and I've lost out on a few homes I was very interested in because the agent either didn't get back to me in time, or didn't know the area well to offer solid advice, or didn't want to put in much of an effort other than to send my some automated search result (which I often had already).
Since I'm looking outside of my area, I'm 100% dependent on my agent, so I want someone reliable and dedicated who is interested in providing good service for buyers and not just sellers/listings. I know the latter is preferred by most agents, which is why I'm actively looking for a good fit.
I used to be a realtor myself and have also had a couple of investment properties, so I'm well-versed in the sale process, escrow, etc. What I really need help with is finding the right property and the offer and negotiation process.
I'd appreciate input on this. Thanks in advance,
