Sure thing! One book I read is titled 'The Book on Tax Strategies for the Savvy Real Estate Investor' by Han and MacFarland. Simply, easy to read and understand. I especially appreciated the info on utilizing a self directed IRA or Solo(k) and bank leverage to avoid UDFI (Unrelated Debt Financed Income) taxes. Also, really lovin' Attorney Toby Mathis videos on YouTube. He is a Tax Attorney that specializes in Tax Planning and Asset Protection. He works with Anderson Business Partners and also wrote a book called Infinity Investing. He probably had the most influence on my interest in the tax piece. Solid information...

Hey Cesar! 

Will you be a college student in the next 2 years or will you be graduating in that time?

I was in a very similar spot a few years ago when I was in college and ultimately waited until I had an offer letter post grad. I was able to use the offer letter from my future company as income verification and was able to qualify for a conventional mortgage to start my house hacking journey.

It would not hurt to start looking for and talking to lenders to understand what your purchasing power looks like and what programs are available in your circumstance. I recommend checking out Lender Finder, a free and easy way to quickly find and compare investor-friendly lenders who specialize in your unique investment strategy.

Follow your favorite forum topics and set up keyword alerts! Adding keywords related to your investment strategy or market locations can be updated in your settings. You’ll receive notifications when there is conversation in the forums you follow or if a user mentions those keywords—so keep them updated often!

Consider meeting with a few agents in your area even if you are just getting started! An investor friendly agent can do all sorts of helpful things, like setting you up with a search for properties or connecting you with folks who have recently done deals like the ones you want to do.

Hi John,

I would have the tenants sign 2 separate leases for the rooms they rent respectively. If one roommate wants to move out before the other and they are on the same lease, you may run into a headache down the road.

Is the home in an HOA? If so, you may have STR/Vacation rental restrictions renting out part of your home and not the entirety of the property on one lease. Are you planning on doing rehab with your daughter and tenants living in the property?
