@Will Sholy if you got through the financing option would you have to perform a double close on the property to get Possession of the property or do you set it up through the original seller as a 3rd party just so you can get your assigned contract fee?

So are there cash buyers out there that are capable of putting 500-700k down cash is what I’m really wondering because I want to be able to tell my seller that they will get cash. I know you guys are saying there will be buyers but does that mean those buyers will have the cash up front for my seller or will they have to finance it? I only ask because I want to be able to give my original seller the correct information. I know you guys can’t guarantee anything but what are the chances of true investors having that kind of cash on hand within California? Would you guys say a handful of investors would have a 75% of that being true? Also can you only whole sale houses with cash buyers or can they finance it? If so how would you negotiate that with the original seller? Thank you so much for your time!

Is it hard to find cash buying investors for properties in Ventura county, California? I’m new to wholesaling and want to know ahead of time if I can Inform my seller that the house will be purchased with cash or not? Thank you

I am new to real estate as a whole and offering my services to help with the physical labor of flipping houses with other investors out there that are willing to mentor me along the way for me to one day be able to get into real estate myself as well after getting some knowledge from those with more experience. I am willing to help whoever in any way they need me to whether it’s cold calling, door knocking, renovations, etc...
