Quote from @Eamon Keating:

My wife and I are in the process of purchasing a 1923 Portland Fixer. We will make it our primary residence after some renovation on the property. I am looking for local contractors or subcontractors for the house. We will need to possibly rewire the house (knob and tube), upgrade the panel (100 amp), redo the kitchen (cabinets, tile floor, add a dishwasher) and a variety of other tasks. We are interested in both general contractors that are licensed, bonded and insured to GC the project. We are also interested in GC'ing it ourselves and hiring the subcontractors. Looking for suggestions on how/where to spend the budget for the house. Where is the best place to get materials in the area while keeping it budget friendly. Looking for ideas how to tackle the project.

I can recommend a few companies:

Craftsman Design and Renovation

Clarkbuilt/Owen Gabbert

Arciform

Craftsman and Arciform are design/build and owen gabbert is build only. All do great work though! If you're looking for more budget friendly you can try Neil Kelly, but they're team based and can be hit or miss depending on the team.

Thanks for posting Noah. I'm in Lake Oswego, new to BP (in the Rookie Bootcamp), and a bit overwhelmed. Reading about your path to your 18 unit property is inspiring. I'm looking at the BRRRR method but it's a bit intimidating since there are many ways to mess it up when inexperienced.

 Hi Jamie,

Yeah it can be super intimidating if you don't know anything about real estate! Feel free to DM me if you want to talk it out!

Hello Noah.

I read that you have some previous experience with house hacking. How do you begin with that? I have been really wanting to get into house hacking and or wholesaling real estate since I was a teenager. Can you share with me what the best way to get started with that is? Thank you.

 Hi Felix,

Do you have any remodeling experience or would hire others to help? The first step in my mind is to have all your ducks in a row. Talk with a mortgage broker and get pre-approved so you know how much you can or are willing to spend. Second step is identifying the property; know what you're looking for and whether or not it fits into a house hacking model. If you want to get more specific, feel free to reach out!

Hey @Noah Jay-Bonn, welcome and great to meet you! Congrats on your new 18-plex. Who did you do your syndication mentorship with?

Hi Kurt! I did my mentorship with @AJ Shepard at Uptown Syndication. So funny, I was literally given your contact yesterday; my wife's friend Nicole uses you guys for property management and says great things about your business!

Hi BP community!

Long time lurker, first time poster. I've been in real estate for seven years and housing in general for nearly twenty years. I house hacked my first home by converting the back into an ADU, then bought a second home and moved into that one. A few years later I had the opportunity to buy a duplex off market, which I remodeled and still have. Last year I bought a vacation home, remodeled it, and turned it into a high end STR! I also came to the conclusion that you can only own and manage so many single family homes before it becomes unwieldy.

So last year I took a mentorship with a syndication group in town and have been working on moving into multifamily real estate. I'm currently in contract for an 18-plex here in Portland, and it's going great! We're finalizing our financing, raising capital, and finishing up repair negotiations. I'm excited for this next phase in my real estate career and look forward to meeting a bunch of you!

If you want to connect, feel free to reach out! My background originates in construction and remodeling, so you'll probably see me in those forums answering questions where I can. BP has been a tremendous resource over the years and I'm excited to participate in a more active way going forward!
