My family just moved out of our house-hack property in Chamblee, GA. We were living upstairs which is a 3 bed/2bath and renting out our basement which is a 2/2 for $2000/ month. Total square footage is ~2500. Tenant has been super easy to work with and willing to stay. 

It has been a great setup for us but we recently moved to Tennessee. I was planning on renting out the upstairs in the $3200-3500 dollar range but am reconsidering selling the house now to finance a new property in TN. The property is in the Sexton Woods neighborhood on a quiet street. We ran into this same issue a couple of years ago and decided to do the basement house hack as a substitute for a traditional duplex. Our rent almost totally covers our mortgage. My wife had safety concerns at first as well but we've both been more than pleased with how it's gone.
