We are new landlords and are renting our house in California which has a pool. Our prospective tenants have two young kids. I read that we are required to put a pool fence up, which we have, but do I put it in the lease that the tenant's are not allowed to take it down? Does anyone have a clause in their lease regarding pool rules for a house? I am writing up our own lease and have not found any leases that talk about pools. Thanks in advance!

My new tenant is asking me to repaint the house before she moves in. I'm okay with painting any rooms that need it, but the rest of the house is fine and only need few touch ups. Do I have to repaint for her? Thanks in advance!
