so what type of errand boy do you want to be?

have you considered getting any licenses of any kind - appraisal, inspection, real estate agent, etc...

not that you have to...some would say not to. i'm just asking questions...it's what i do... :D

so you're buying the property as the wholesaler...

meaning - you're going to assign the contract to another buyer.

all cash - you're talking about actually buying the property with all cash, then selling it to another investor at a "wholesale" price.

both are "wholesaling" to an extent.

or is the cash that you're "bringing to the table" from other investors on your buyers contact list?

and where does the real estate agent fit in here?

obviously, it's important to note that any real estate agent who HAS NOT ENTERED INTO A BUYERS AGENCY with you is violating their fiduciary responsbilities to the seller.

unless they're a "buyers agent" exclusively - then what they are doing can cause them to lose their license.

even if the agent knows the seller and buyer...but is rep'ing both without disclosing that - that's NG as well.

commercial and residential are two totally different animals.

the financing and creativity for commercial is/can be more interesting.

YOU may not need the money like that - but YOU will need OTHER PEOPLE with money like that if you want to get into the commercial markets like that.

although, if you check out Scott Scheels (i think that's how you spell his name) - he's quite good and he stumps alot for "no money down" commercial deals. he's a guru and i've listened to him in person - he's quite convincing.

it's FMV is 65k? rents for 800 and mortgage is 500 - no way 200 cash flow a month - maybe a year - but probably operating in the red.

it's needs over 10K???

seriously, that's alot of money. where's the 10k going?
