i love it!

i saw tony robbins and his whole theme was incredibly...basic!!!

if you want it, go out and get it. if something gets in your way or holds you back - figure it out.

i think we're all on the same page here. we're all trying to help other people...figure it out. the person posting is doing what robbin's talks about in his appearances and books.

you can do whatever you want. you can become a real estate investor in so many different ways and be as successful as you want.

if you set out to be an investor - i would always tell people that IN MY OPINION...getting your sales license is ONE WAY to ACTUALLY DO IT.

the thing with "becoming an investor" is that many people either get afraid and do nothing OR

they find a way FOR THEM, to start getting serious about FIGURING IT OUT.

i made a personal decision to change my business model of the LLC my brother and i started. i made a decision NOT to PG loans and put my personal assets at risk in order to become "an investor".

i decided my own road would consist of networking, building a buyer base, building business credit, starting two seperate internet businesses and eventually start purchasing real estate when i and my partners are at a very advantageous position to do so.

PGing (personally guaranteeing) loans, either through seller financing, HML, or conventional, was not something i, nor my partners, want to do.

that's our personal choice.

am i going to do 100k in real estate sales as an agent?

YES.

why?

because i am an animal. i see it and i want it, and i will get it.

with this attitude, combined with my book and street smarts - i'll surpass that.

i've worked very hard to get into a circle of people that are extremely successful and make A LOT OF MONEY.

when you surround yourself with individuals like this - you can't help but become like them...successful!

this is and has been...my "plan" and so far, it's being executed perfectly.

is this your plan? no.

to each his own.

becoming a real estate agent is just one avenue for someone who's new to real estate. but you've got to work your butt off thereafter...most people drop off the map after 6 months...because they don't have what it takes...or at least they don't THINK they have what it takes.

for what it's worth -

i think that a lot of people post on forums like this and say all sorts of stuff - people just want to help out by giving feedback.

i think both of you are offering, like most people, your opinion and the "rhetoric" is really what ALOT of people in these forums need - maybe not in this thread per se, but, when someone reads something like what you wrote Tall - they automatically like to point out things that you didn't mention because while these forums are great for people to pick up some info here and there - sometimes posts that don't point out the rhetoric or mantra of sound investing - make people want to point out what's left out in other peoples posts....

does that make any sense? lol

sometimes experienced investors leave out the obvious because to them - it's obvious...and the experienced investor is willing to take risks that maybe the inexperienced "investor" should not take...

i'm still waiting a response about all these "advantages" he has has a real estate agent...

some of what he says...or at least the way he wrote it sounds very "iffy" to me. i just want clarification...maybe i'm missing something.

how's that? you're talking about self-dealing which is frowned upon.

also - if you're buying properties at 46k when they're comped at 80k, you're pretty close to violating your basic fiduciary responsibilities...

i mean, as long as the the seller has up front information that you are a real estate agent and thus have an advantage over them that you are not supposed to exploit... it's O kay....but i'd be careful of that.

how does your broker feel about this?
