I have gains from sales of two of my rental properties. I am investing the gains into Opportunity Zone funds. Capital gains taxes are defered until 2026, but is depreciation recapture excluded from the deferral?
Can you point me to a resource that explains that rule online?

Yeah it's been really tough to find and keep good contractors. We even tried TaskRabbit but it was like 0 for 5 - just could not get anything done :(

@Dave Foster , I understand that refi'ing to cash out right before the exchange is considered a bad practice, but I don't quite understand the reason... Refi of not, the amount of fund that goes into the exchange is the same, right? (sale price - costs related to sale)
It only changes the amount of new debt you need to assume. Am I missing something?

Thomas, I just have a question about this part -
"You deduct your cost of money as a business expense, so you have taxable income of $4,462.50. You will pay $1,785 in taxes leaving you with $2677.50."
Isn't $4,462.50 deductible interest payment? ($8500 x 5.25%)
That makes the taxable income $4037.50. Tax due is $1615, leaving $2422.50 after tax.
ROI then is 7.86% (instead of 8.12%).
Am I reading it right? Please let me know if I missed anything.
Assuming 7.86% vs 6.0%, it looks like this after 1/10/20/30 years -
