keep in mind that living right next to your tenant could be a nightmare. They can be knocking at your door every time. Competition for MF would be less then SF.

Hud homes are hud backed mortgages that the owner couldn't make payments on. Hud forecloses on the home and tries to quickly sell the home a market value. Know that the earnest money for hud goes hard if your offer is accepted. No refund of it for any reason.

Welcome @Eric Medina to BP! You are at the right place to jump in and get your real estate going. You can definitely do this even with a full time job. Podcast 33 is a great one showing that you can definitely do this even though you have a full time job.

Also, be sure to have your why or at least start developing the reason that will drive you through the difficulties. Ask a lot of questions and have fun!

hi @Andre Buckner and welcome to BP! You may already gone through the ultimate beginners guide but if not, it is a great start. Listen to the podcast when you can. Podcast 37 and 38 are good one to start off. If you also find a local mentor, that will help too. Let us know other questions you may have.
