What issues do you have with the city?  did you pull permits?  is it a legal 7 unit?  what are the projected rents/layouts of apartments.

there is 3 states - New Jersey being one of them - that you need to show "just cause" for evicting

Additionally - major question: if my intention is to contest the leases - should I be cashing the rent checks or does that work as evidence against my claim that the leases are invalid?

I currently have 2 months of checks from the tenants - but I have not cashed them....
