Have you considered a VA LOAN? Also I suggest you crawl before you run. Dip into the real estate pool with something you can afford and learn on the job. Only then buy something worth $1 mil and create joint ventures. All partnerships should be established legally and conditions written down to avoid arguments later Good luck

I just found what might be my first fix/flip purchase (New Jersey).  Owner owns house free and clear.  I am considering asking him to owner finance this.  There is no broker involved.  What would be the steps to go about this?

Rent to Own?

Subject To?

Obviously I would need to run a title search and do a home inspection.

All I know I have learned thru books and this forum.....I don't want to mess this up.  

I hope to get the property for $180,000 and I intend to fix for $25,000.  I estimate that I could sell in about 3-6 months for $256,000

Any and all advise appreciated.

All mentors seem to advise to start off your real estate investment career 'in or around the neighborhood you live in'.  What do you do if your neighborhood is too expensive?

Ideally - I would like to test the waters with homes in the $100,000 range. But the Riverdale, NY vicinity is closer to $1,000,000+!  even the outskirts the prices are around $350,000+

Any advice would be apreciated.
