Why do you care about vaping? It barely smells when being used and doesn't leave a smell after? That's a weird battle to choose to fight. Even if it was weed (and the way you speak about it I would think it was only tobacco) I can't see the issue.

If you aren't familiar with Excel, then you should get familiar. It's indispensable as a tool for just about everything from simple budget to tracking who's coming to your kids birthday party. Why would you waste time fooling around learning some new app when you can spend the time doing it in Excel????  Or in sheets from google (same thing basically)

@Joshua Kaufman is the broker a commercial broker? I only moved into that space recently but I know the agents in my office would never push someone into buying a building that doesn't make sense. If your broker isn't experienced with these types of transactions, find one that is. Unlike in residential investing where you can get by without an agent, I think it's really import on the commercial side to have an experienced guide.

@Justin Pencook I took the two week class I just felt it was better to blitz through it then drag it out over 11 weeks. 99% of my clients are investors and noone at my office tells me that I can't do that. I can't speak for other offices however ... 

Getting my license was worth it to learn the business, understand my local market (I've now seen hundreds of homes), and see how different investors think. Every day is still a learning experience for me. 

But I do caution you: It's hard. Getting clients (and keeping them) is not easy. Getting deals to the closing table can be a challenge. However, if you stick with it you can have a very positive experience.
