If you go inland to San Bernadino or Riverside, you might find cash flow properties. It's a very competitive market and you need cash or financing (hard money or private money) lined up to make cash offers.

@Account ClosedI have a rental in Myrtle Beach for few years. Even though it doesn't have high cash flow, but it was decent investment with nice appreciation. If you buy right, you can get pretty good ROI.

@Steve, very good point. 

@David, I traveled a lot for living few years ago and flew from Ontario few time. Last I heard Ontario airport is struggling to get enough flights. Demand for parking might not be strong. But on the other hand, when you learn demand is high, you are already late to the game.

Not sure about other states... I heard there is software (monthly fee is about $50)  for CA that shows all foreclosure, pre-foreclosure properties. PM me if want to know the name of that software.

I have investors interested in parking structure development projects near major airports. I would like to see if anyone has experience in such development project or know any land or properties that could be converted/developed in parking structures.

Darren, if you want to print and send out the letters, you can buy mailing lists from list vendors, such as  Listsource. If you Google "mailing list vendor" you will get quite few returns. You can also use one-stop shop that will buy the list and mail out the letters for you. Hope this helps.

I'm looking to purchase a mixed use property in Lafayette, Indiana. It looks like a decent deal on paper but I would like to know more about Lafayette market as whole. I searched forum postings with no luck. Any info is greatly appreciated.  Also looking for recommendation for property managers in that market.

I'd agree with Joel. Stay away from D area if you can. Deals look good on paper won't always work out. I have been looking at multi unities in Cook County and Dupage County. There are some good ones in C areas, like Elmwood Park, Stone Park, solid renter community with relative low crime. I have not pulled the trigger yet because of high property tax in Cook County.

I would start with a 8 or 10 unit building. It gives you the taste of owning a true apt building with less risk compared to a 24 unit. Once you get comfortable with 10 unit, you might be able to leverage it in purchasing bigger buildings. Casey
