This process is known as the "equitable right of redemption". The confirmation of sale if I'm not mistaken is dependent on the court schedule. I've personally seen it take about a month in my own county but again; I certainly advise you to consult with an experience Ohio license real estate attorney.

Although I need to advise that you should speak with a licensed Ohio real estate attorney; a property owner can redeem a property sold at Sheriff sale after the sale but before the sale is confirmed with the court.

These are questions that you really want to present to a good real estate attorney who can advise you in what you are and aren't allowed to do regarding Ohio seller financing. That said; in my experience if your seller is offering only partial financing and you are going to your local lender for the balance, it would be the lender who may regulate what type and source of secondary financing you may place on the property. Example you may have a first position lender that will not allow a 2nd position lien whatsoever. There may be a lender who may only allow other liens at a certain CLTV. Many many variables and way too many to address. But if you have a flexible enough seller who will assist one way or another in financing their property it makes it just that much easier to move forward in your investing career. Just make sure you have a thorough understanding of how all the processes work or have a professional you can hire to assist you. Goodf luck

I have many units and several collection methods with one cardinal rule, "I don't collect cash in person!" Most of my tenants take their rents to the bank for me with an account that I give them which is swept into the operating account every night. Or they pay by credit card online or set up on auto draft. However I do have a few tenants who get paid through PayPal and prefer to send their rents to me through PayPal. There aren't many but because I am a verified PayPal member and it's connected to my operating account, it is a relatively seamless process and works well for those tenants.
