@Mark Munson Understood and I probably should have rephrased my question to “why would an investor work with a wholesaler who then contacts agents for investment properties”.

Since 2022 I received more calls from wholesalers than previous years. I was told because there is no inventory. Assuming these wholesalers are newbies and not aware how to locate off market deals by themselves. In my opinion, investors should contact agents like myself that are knowledgeable of the market and investing. FYI, I have nothing against wholesalers. I am actually looking to wholesale in Orlando FL with a group.

@Marc Maitre Thank you for your reply. I’m an agent that solely works with investors so I know all the strategies as well that a knowledgeable wholesaler would know however, investors are losing deals because wholesalers are contacting “us” the agents because there’s not enough inventory on the market. So, investors should contact agents directly to exclude the middle man “wholesalers” which is making them lose great deals.

If you’re a wholesaler that assign contracts without the help of agents (one would hope) then that is fine and I am not speaking to you or about that concept. I’m only speaking in regards to wholesalers contacting agents for investments properties to then sell to an investor.

I’m very curious why investors prefer to work with wholesalers vs brokers/real estate agents. Especially if the wholesaler work with agents and have to split commission cost plus pay the wholesaler. Right now many deals are falling through the cracks because everyone has to be paid, but if you eliminate the middle man (wholesaler) the investor will receive a great property at the right cost and the seller(s) pay all commissions. Please make sense of this! And yes I am an Ohio Realtor.

@Eric McCusker I wouldn’t raise rent annually but after 2-3yrs you have to do what’s best for your expenses. As long as the rental increases are reasonable I’m sure the tenant will understand. Lastly, not increasing rents will hurt you in the long run if you ever “need” to increase and/or sell the property. The potential buyer/investor need those numbers to make their purchase make sense, unless you want to give the property away. I would also say along with rent increases is rental updates. Hope this reply helps!

@Twila Fortner I recently spoke to a hotel manager that stated the issues are staffing, not bookings. They don’t have enough staff for the demand of bookings. She also confirmed they’re not cleaning as well as they should. They’re not dusting or mopping just turning beds and cleaning the bathroom. It’s sad what’s going on. I’m usually a hotel person but now Airbnb looking better and better!

@Sharonda Frazier hello,

What are you looking to obtain with the property, hold, short-term or flip? Btw, I can only speak on Orlando FL, I do not know SC market.

Orlando provides you various options, short-term rentals are awesome due to the Disney parks. Rental rates are up in FL due to the high demand in RE, they’re building everywhere so buy & hold is a great option too. My husband and I rehab properties about 40 miles from Orlando, (he is a contractor) so if you’re looking to flip we can also assist. FYI, $350k will give you a nice 2-3bds / 2 baths and roughly 1500sqft.
