My point was that you shouldn't have to run the title or spend hours at land records trying to figure this out. My impression was that you were getting the run-around from the title company. I certainly wouldn't try to straighten out their problem. Afterall, you paid them to search the title and you purchased title insurance. I don't know that I would rely on what they tell you at this point.

As to the unlawful detainer, I didn't mean to suggest that an attorney is required to handle this if you are experienced.

If I were you, I'd be sitting in front of my lawyer's desk tomorrow. Verify that you own the lot and start eviction proceedings.

Home equity is maybe 5%, second home equity is another 5% - so 10% of total RE equity.

I bought up until early 2003 and then not until late 2008. I am in a holding pattern now due to the frenzy of cash investor's bidding prices up higher than I will pay. I've done so many 1031's that I can't say off-hand how much "new" money went into the market and when. We started buying in the early 80's.

My strategy has not changed: make money going in and have your tenants buy houses for you.

I'm at around 70%. I think our NW would look pretty bad if we hadn't been heavily in RE for the past 25-30yrs. My husband liken's the stock market to Vegas.

I had the same question when I saw Mike's reply that he was raising as much cash as possible. Going to safety expecting very bad times ahead or expecting some terrific buying opportunities?

I agree with you and would have little to do with the stock market if not for my husband's 401. The choices are limited. But should anyone be "all in" one asset class, such as RE?

Clearly location counts. In Northern Virginia we have high incomes, low unemployment and low vacancy rates. My rentals are residential b/t $1,100 and $2,000. I have one Sec. 8 (disabled) and the County is paying $1,300 for a modest one bedroom apt. The Washington Post did an article this weekend on rising rents and raising the question of whether it's time to buy.

I'll take the "over". Our rental market is very tight and we've seen some good jumps over the past couple of years. Little inventory in the pipeline spells a few more good years vis a vis increases. I have a list with lease-end dates of all my property. I just raised another 2 last month. I also just got my 5 yr commercial loans on 8 properties dropped 1.5% in interest rate. All it took was a couple of e-mails. These are note mod's with no application/appraisal/recording/etc., etc. I have to pay 1/2 pt. Payback is 4 or 5 months. In this type of market, like the 90's, I try to get the rents up and the mortgages down and ride it out as best I can.

George, those 50% rules don't work too well around here do they? I'd contact LA and see what's going on with it and maybe thrown in a low offer. I've bought shorts vacant, tenant occupied and owner occupied.
