@Kevin Santana good for you for making this decision and actually learning from your mistakes rather than continue on the same path!

As far as the mentorship, the re are essentially two types of mentorships available:

1) Go and find a local wholesaler who's closing good amount of deals each month and either offer to help them out for free with anything they need or try to get hired. This way you will get practical mentorship from a person who does what you want to learn how to do.

2) Pay for a mentorship program with some active wholesaler. Nobody will mentor you for free in this capacity. or at least, I'm not aware of those who do that. And just to let you know, the suggestions that most of the newbies make "mentor me and I'll share with you the profit of my deals" are not interesting to anyone. So, you will have to pay upfront for your mentorship.

@Isis Benson congrats for making the move! I'd suggest starting real estate investing by getting in to wholesaling. Wholesaling requires minimal capital but the upside is limitless. Not only your risk is minor with wholesaling, but you 'll also benefit in the process from the following:
1) Acquire essential skills of sourcing off-market deals and negotiating with sellers
2) Get access to nice chunks of cash through your assignment fees
3) Have an opportunity to tap in to any market throughout the US
4) Build a network cash buyers and other industry professionals
And perhaps more. From there, you'll be able to naturally transition into other investment models and expand your business.

@Danilo Huamani I personally work with many investors that mainly invest in inbound lead generation channels. Things like SEO, PPC, and PPL. But generally, there are tons of other channels (although less effective) that most wholesalers use to reach motivated sellers. The most prevalent among them are cold calling, direct mail, cold texting, list pulling, etc. For the record, all of them work. The question is, how efficient you want your closing rate to be - 1 deal per 10 leads or 2 deal per 100 leads.

@Cesar Sagastume I know many investors who have NEVER even touched outbound channels. These are different people lol. If you offer them any outbound channel, it triggers gag reflex for them :)

@Cesar Sagastume in my community there are tons of wholesalers and flippers use solely inbound lead gen channels like PPC, PPL, SEO and Facebook. While direct mail can certainly convert well if you know how to do it properly, why don't you focus on inbound channels? The motivation is so much higher.
