This is general approach used by apartments.

You have to go case by case basis.

I recently rented place to someone who come close to this criteria. But if you will be looking for perfect case it will cost you a lot in lost rent:)

I think you shouldnt think about age when it comes to real estate. It’s great to have funds for it. The only thing you should be ready to deal with biz per say. 

Develop good relationships with agents , contractors, lenders . It’s a team sport.

Spent time and money to Educate yourself before buying investment property.

So far it was a condo I bought 10 years ago as primary for myself.

I rent it later on and it’s been renting continuously for 6 years.

You did everything right by the tenant. It’s unreasonable for the tenant to ask the temperature being in 60’s.

You should have financing contingency built into contract. Do you have an agent?
