I have a rental I owed over 10 years. Try to do cash out refinance with Quicken loans. They told me I can’t since Fannie Mae change some rules.

Any other avenues I have to be able to get cash out?

Please hold on to your money. With 10k you might be able to do rehab or BRRR method, but please study before jumping in. You need to have strategy and exit plan. Honestly , if I were you I would look at crypto currency now:)

@Sam P. Technically she can’t. Look at your lease. Usually it spelled in the lease that tenant obligated to provide access to landlords authorised agents . In your case either your real estate agent or prospect escorted by you .

I don’t in all my rentals. You can’t judge how much they will use. Taking into consideration that some can run heat or AC with windows open:) unless of cause some utility included per property (usually condos) they usually come with condo fee that covers say water.

Sure. You right about avoiding it in first place.

Unfortunately in my situation this is the only way to recoup any funds lost. There are members of our society who believe that others should pay or incur losses , but they should continue as nothing happened.

Kyle. Thank you for encouragement. Thankfully property in VA. VA is a landlord friendly state.

I intended to complete this process without attorney. The sad part of this is that I try to reason with delinquent tenant. I offered her decent alternative.  Unfortunately she just wants to get out of it.

I have no other avenue, but proceed with garnishment.

So here I’m. Successfully obtain judgement against tenant who stay 4 months free and took advantage of Covid. Any suggestions how to approach garnishment process. What assets I can attack?

I agree with you. For your situation you need something different. But I like Cozy since I have only few properties and don’t need to deal with paper checks.
