Have you tried Wells Fargo? I got my first investment property loan through WR Starkey Mortgage LLP now known as Certainty Home Loans. Although the mortgage company is based in NC they were able to finance my deal in GA. This was back in 2016. You can give them a try - https://www.certaintyhomeloans.com/.
