Welcome to Bigger Pockets! I'm somewhat new to real estate investing myself in the sense that i have not yet done my first deal but because of all the knowledge i have gained from BP, blogs, podcasts and articles I know a lot more than I expected myself to know at this point.

I had similar questions like the ones you listed because although i've lived on land the whole time, i never had the need to ask for the cost of lawn care, flood insurance, garbage removal etc.

I learned that the water, sewage and garbage bill in my area was packaged together and i learned that here on Bigger Pockets, from the comfort of my computer.

Of course, you'd be encouraged to get out and start looking at homes in person but Bigger Pockets definitely helps you get setup for all you want to accomplish in Real Estate!

I kept doing math, very inaccurate math and i didn't even know what numbers to put where. My first deal, very nervous and then when i put in an offer it i was told that an offer just got accepted. I kept dragging my feet for about a week.

Putting my offer in a week earlier doesn't meant that it would have gotten accepted but it means it would definitely have had a better chance.

I'm hoping i can get the help of experienced folk on here to maybe show me what numbers seem off and what i could do better next time.

P.S i am looking at another property at the moment and as soon as i physically see it with my contractor i will do a deal analysis asap.
Also, just to add, i am looking to house hack with a 203k FHA loan and the purchase cost and rehab will be bundled into 1 whole deal.

@Julio Velazquez  Thanks for the Welcome to Bigger Pockets. I really do believe i have come to the right place. I also hope to be able to help others as i gain more experience and expand my network. I will endeavor to stay engaged in and i am already listening to the podcast. I found bigger pockets through the podcast actually, looked up Grant Cardone real estate on spotify and i found his 2 episodes on the podcast and after those 2 i started from episode on and now i am doing 2 episodes a day hoping to catch up before the end of the year. 

Thanks for the headsup about holding cost, already looking into that and will always leave wiggle room in my budgets for holding cost and incidentals as well.

Hello everyone, my name is Tobi Adenuga. 

I have no background in real estate but I have been reading, listening to podcasts, watching interviews and the likes. My real estate goal in the long run is to own multifamily units but for now I’m thinking of getting my feet wet with fixing and flipping or wholesaling as those seem to require less capital. I test software for a living for a firm operating out of downtown Chicago and I came to join bigger pockets after stumbling upon the bigger pockets real estate podcast on Spotify.

I am looking forward to learning from everyone here and to growing with fellow newbies and I will do my best to stay engaged as I know that there is a huge wealth of knowledge and resources in these ranks.
