Hello BP community,
I have some leads on Subject to and Lease-Option.. But I don't know where to obtain the following forms:
1) Authorization to Release Information
2) Grant, Bargain, and Sale Deed
3) Limited Power of Attorney
4) Binding Legal Agreement
I've taken the first step.. Which is finding leads.. But right now I'm stuck.. Without the paper work..
Do I see a lawyer or a real estate broker?
What do you guys recommend?

I live in Irving Texas, does anyone know of a great mentorship program or a great mentor in or near Irving Texas?
I want to learn more hands on about Lease Options, Sandwich Lease, Owner Financing, and any other way to invest when one has no money or very little money to begin investing.

I've heard that by refinancing on a home, one could end up keeping the equity of the home. Maybe I'm wording of wrong.
On other words if I bought the home for let's say $100,000 and now the home is worth $140,000.
If I refinance at $140,000 can I pay back the full $100,000 and end up keeping the remaining $40,000?

Hello my name is Omar, and in searching to better my financial knowledge, I stumbled across this community. I watched some YouTube videos and I got hooked.
I realize now that I need to ask for help. I have not yet bought any properties. I don't have good credit. And I don't have any reason estate experience.
But I do have the drive, and the desire to dedicate myself to real estate investing.
But I haven't even bought a property yet. Why am I so afraid of taking that first step?
I want to ask, in getting financed, if I go to a bank, with my bad ctedit, won't I get rejected for any loan?
I'm living in Irving Texas, my family lives here, I moved here just 6 months ago from Long Island New York, so I'm pretty much new here.
And I need some coaching from the commuity therfore I'll be reading blogs and topics that can help me get past this fear.
In the mean time, should I try to seek out a pre approved loan some where?
What would you guys recommend I do first? Loan wise.. Because I have a clear picture of which direction to aim for with property. I wish to buy and hold properties I can rent.
I'll need to start small I have no experience. So I'm looking to buy a single family home 3bd 2 ba.. Or a duplex.
And I have started reading more books on real estate to further educate myself.
But I feel like I'm reading and reading information but I'm not acting, or putting that information into action.
I don't feel that I can do this alone but I'll need to begin doing it alone at first to get this fear out of me, which is why I'm posting this as a comment. Just so I can let go.
