Thank you all for your feedback. I appreciate the positive and real perspective. Im sure you ste all aware that this a common weak point for many newbies. Although the calculator is a great tool, it's only as good as the data we put in. The insight provided is duly noted.

Art, can you provide insight on why it is important to look at the things you mentioned above? Additionally, when you use the term sub-market, are you referring to properties that are below the market average? I am just trying to get clarification as well. I am also rather new to this. Thank you for your input.

You need an A to B and a B to C contract. I suggest that you get with a local real estate attorney or REIA member for those forms to ensure they align with your state's requirements (if necessary).
