There are always deals to be had- regardless of location or market.

Asheville isn't a secret any longer. Solo investors and holding companies are scouring the housing market for deals so you are competing with a lot here- which means you either have to look closer or be more creative. Do what others aren't willing.

Finding great deals on MLS is going to be a rare thing and you will need to be ready to pull the trigger very quick if you do spot one. Off market deals are going to be easier to find. Distressed properties are the new bread and butter in the area. Non-distressed properties are selling at premiums that won't align with your numbers.

My advice- stop looking in Asheville. Look where Asheville is going. Have you been here long enough to notice where it's spreading?

Remine can be used for residential. I am not sure about using it for commercial (5+ units).

I don't have any experience with holding the commercial property in a speculative manner. I do love the look of that building and mixed use properties though.

If Asheville continues to grow, Canton will as well. People will deal with the plant- they've been doing so for a long time.

Congrats on your new license! When I took them I passed both state and national first go as well- was told first time pass rate was something like 17%. Incredible.

As far as, what to do now- what do you mean? Are you asking about using the license to provide services to others or just use it as a tool for your own investments?

@Chris Harjes I'm glad to see other people recognize the hotel industry having a heavy hand here. I don't completely agree that short term rentals are having a drastic impact on rental rates- I feel the general housing shortage has a heavier impact on that. There are several reasons for the housing shortage and that'll pull me way off track of this post.
