Post: Question regarding refinancing hard money into a conventional loan

I've been reading that the best way to use hard money to finance a rental property, is to use it for the initial purchase/repairs, then refinance with a conventional loan. How is it possible to do that, if the initial reason for using hard money, is not being able to use a conventional lender? are conventional lenders more open to refinance, when there is an existing property? I'm unclear about how this works.

I am looking for investor-friendly agents in the Orlando, Florida area. If possible, the Clermont, Fl area would be ideal.

Ideally, I hope to find an agent who is also an investor or works with other investors. An agent that is familiar with creative financing, and can look for ways of making things happen.

If there is anyone out there on BP who can help, I would love to hear back from you.

@Leslie A.: It would be great if I were able to save. Unfortunately, I am already in "bad debt", and the damage has been done. Right now, I am looking for ways to start so I can get the ball rolling and eventually put myself in a better place financially.

I simply would not use credit cards for anything. I've had very bad personal experience that still haunts me to this day. Sure, some investors have done well with it. I would just stay away from such a source.

Asking here is a great place to start. I would say that you may need to consult a Lawyer on your end. Sounds to me like she's using you and your rental, as her own investment strategy to line her own pocket.
