I had the same dilemma for many years.  Three months ago, I ordered my Model X Tesla.  Dilemma solved.  What good is money if you don’t enjoy it.  Just my 2 cents.

At the very beginning, I train my prospective tenant to use online/electronic payment(like Zelle) to pay rent. I even put it in the contract for them to agree and sign for it. It’s not hard once you they learn how to use it. It saves them time and trips to the Bank. Good luck!

7 out of 9 have paid on time, no problem. One will be paying late as usual, and doesn’t mind paying late fees. She is on S8. Another tenant said she mailed her check on the 31st of March, and hopefully that will arrive today Apr 4th. So far so good, I guess.

Quitting my job last October 2019 to focus on my growing portfolio was uncharted territory for me, and now we have this health crisis...Fortunately, I am one of those lucky newbie investors who discovered Biggerpockets early on and totally indulged myself listening/reading to seasoned investors talked about how crucial reserves are for rainy days. At first, I had no idea what “rainy days” means when as you know Seattle is always raining here haha! I told you I am newbie. Anyway, having 10 properties(one is primary) currently, I am happy to say that I have saved enough reserved for the next 6-12 months. So far, none of my tenants are defaulting ....yes, I called them one by one and asked them how are they coping with the crisis. I have mixed tenants from S8 to AFH providers. Thank you Biggerpockets for a wealth of information that you provide. :)

@Omid A.How is your rent broken down in 1-5 years?  Who constructs the home(bath, ramp, window height, etc..) to ensure it is in compliance with State guidelines/building codes?--You as landlord/owner or the operators?  Any input is greatly appreciated. TIA.
