Through conversations with a few investors and investor brokers, I am getting the thought that as a wholesaler, it's best to find properties that either have not hit the mls yet and or have just hit the mls for no more than a day or two since everyone seems to have access to mls info. Looking for insight on whether or not I'm on point with this analysis and if so how to go about this? My thoughts are also that as a rehab and flip investor that mls properties are a decent way to go if I find through a broker and do the rehabs and then flip the properties.

Hi Victor, the bank just accepted my offer yesterday, I have posted the property here on BP, and called numbers on yellow signs, as well as posting on craigslist looking for buyers. So far I haven't gotten many hits.

Thanks for the response Curt my emd is already set at $500 and I do have my pof already in. I am finding that the hard part is finding a buyer, I am wondering if buyers are not thinking that this is a good deal or whether or not my price might be to high.

I am about to get a deal under contract, matched the bank's counter at 37k, house is estimated to be worth 155k. By contractors estimate the house needs about 50k in work. Plan to flip for 54 - 55k, I know it will have to be a double close, once I find a buyer because banks won't allow assignments. Are ther any thoughts on this deal?

Thanks for the response Jon. I imagine my next question should be whether or not I should try to get a buyer within that time frame and have them supply the actual deposit or try to get someone on BP to partner with me on the deals?
