When working with a buyer, we have a first deposit which is made with the offer and normally only $1000 is put into escrow. Then once offer is accepted, the norm with most other agents I work with is to put a second escrow close to 10%. Even if you made an offer with less than the desired EMD the logical, ethical and best thing for this agent to have done is to inform you of the requirement by his seller and see if you'd comply with it.

I'm in Miami and unfortunately I have to deal with unethical agents all the time. I think that has been the hardest part of my work as an agent. I guess one of the reasons I mostly do investments for myself now and am less active as an agent.

I'm so glad I posted this!! I appreciate everyone's help on clearing up the path for me. Since I don't have the storage space best to get rid of it. @David Faulkner Habitat for humanity is a great suggestion of where to take stuff like that.  And no I'm not specialized in historical homes, so... no sense keeping it. Thanks.

@Ted L.    I like the idea of Craigslist some stuff. I recuperated some very interesting ceiling lamps from the 80's on this rehab. I think Craigslist would be a good place for them. Thx

Thanks a lot all of you for the reply!  I guess I'll get rid of the toilet for sure. The doors are quite amazing solid wooden doors so I'm gonna try to save them. If anything I can probably use them in the yard of my triplex for some cool division. I'm a house hacker on this one.

The rehabbing we're doing right now has quite a few things that are in great shape  and we'd like to save for future use like toilets, heavy wood front doors, some appliances, shed full of tiles, etc. I believe that some of these can come on handy for replacement on buy and holds when renting it. As an investor would you rent a storage space to keep stuff like that or just get rid of it and not waste the money on storage rental? I also think I can put a big shed in my yard and store it in it.

I would definitely start an eviction process! Consult an eviction lawyer.
