   I have to agree with @Russel Brazil. Real estate is cyclic anyway and if it goes down it has to come up and if it goes up it has to go down sometime. Holding is a good place to be in either wave!! But it's definitely better to buy when it's

Thanks for the input everyone. I'm thinking that a large home with a smaller unit like that would be some a big family with older parents would like. In this case it's better to not have a tenants in the back unit. Also, I do have to agree that it's not only harder to show a property with tenants but also we have no control over how the property shows. Thx

We're almost done on a beautiful renovation of a duplex located in a great area in Little Havana, Miami. The main house is almost 3000SqFt, 3 bedrooms, 3 baths (2 masters), living room, dining room, office, laundry room, huge kitchen, Lots of closet space, nice private backyard with room for a pool,  etc. The second house (separated) is a 1 bedroom about 484SqFt with a private back deck. Both houses are very private to each other.

The main house is vacant but the small 1 bedroom house on the back has been rented for $1250/month for the last 11 month and now the tenant is moving out at the end of July.

My husband and I are debating whether or not we should be finding a new tenant or keep it vacant since we will be putting the property on the market beginning or middle of August. 

Any insights will be appreciated!!!

A quit claim deed is often used to transfer ownership of a property between family members. But you should have a title company do a full title search and take possession with a warranty deed to protect your investment. Is this person someone you know well?

Quite an interesting topic. One that has been in my mind for some time now. I have seen the market in Miami starting to change. Real Estate in Key Biscayne, one of the most expensive Islands around here, has been suffering for a few months now. Homes are not really selling.  I see more properties for sale and longer DOM in all of Miami.

Prices are a bit unrealistic even in some of the war zone neighborhoods. We all know that Real Estate is cyclic, and I do believe the cycle is just starting to turn. I have even advised my daughter in LA who would love to buy a house but cannot afford, with the prices off the roof, to start saving and prepare herself to buy in a couple of years.

I'm hoping to be ready for it!!!

@Carlos Coppin Jr I liked your comment about realtors in Miami don't answer their phone!! I'm a realtor and investor who lives in Miami. It's a nightmare to contact some of the listing agents I encounter on my path. And hard to get return calls also. I am one of the few agents who answer the phone in the area and shows up at showing appointments, unlike many in the area. However I have mostly stopped working as a realtor for others, with some exceptions, and basically keep my license for my own investments. It's frustrating to work in real estate in Miami!!!
