Hello bigger Pocket members. Recently I found out that my wife was offered a position in Panama City Florida. I am looking for a residential home/investment property in that area.Something with an ADU if at all possible. Does anyone have any suggestions?

Dahtanun Combest, What I am about to tell you may not work for everyone but, it works for me. When I performed my first rehab I teamed up with an experienced investor and tagged along with him on one of his rehabs and I even performed a few task on his work site for free. I did this because I wanted to learn the business. Now, after that I purchased my first property and hired a handy man that my friend suggested. He had worked with this guy for many years. So, I also worked along side with my handyman. I purchased all of the materials that was needed this way I would get a feel for how much things cost and how difficult it would be to install different things thru out the property. I did these things just to make sure that in the future I am not being over charged for projects going forward.

As the other investor said earlier that 30K budget is a little light. I also live in Illinois and I have a way of estimating my rehab and my way of doing it is not for everyone but, it works for me. I put standard numbers in the fix and flip calculator here on the biggerpockets website. I recently had a HVAC unit installed running duct work and that alone was about $18,000. Then, I estimate windows at about $400 per window installed, you will have to estimate for electrical and plumbing. Do you need to replace the roof ? These are just somethings you may want to think about when estimating what it will cost to perform your rehab. Their are a lot more things to consider when coming up with your numbers. Also George spoke about Jane Garvey she is a good person to connect with but, I think she only does online events now. I maybe wrong but before covid I use to attend her meeting in Downers Grove also, I attend a REIA group in Shorewood if interested please reach out and I will introduce you to the group that I attend.

Thank you for the encouraging words and yes I was able to find a deal. I will be closing on it next week.

I am in the process of looking for a deal but it seems as if nothing is panning out. Any suggestions?

@Robyn Gersh When it is all said and done it is totally up to you if you decide to go through the wholesaler. I am a wholesaler myself and there’s nothing illegal about selling a contract to an end buyer. If it’s a good deal for you then move forward don’t worry about what these other people on the form is saying. If you don’t buy the deal do not think that you are the only buyer that he has on his buyers list for this property. If you don’t buy at someone else will.
