So, now I’m wondering, sell the house (and buy a new one) or rent it out.

Hey Steven,
You only call the cops if you were there or involved. That is ultimately their responsibility, you can choose what level you want to help them out, but ultimately that’s their responsibility even if they don’t like to get them involved.

Other factors to help you decide to sell.

What’s your Property type- if it is a 1 to 4 unit - it might be attractive to a potential buyer if you have one unit vacant because they may want to owner move in.

The tenants that gave notice, was their rent below market, is this an opportunity to achieve market rent?

is this Oakland, if so what area?

Don’t know all the details but if that property wasn’t the right one and you have to stay in California you probably need to focus on one that is at a lower price point or look into bringing your PITI down in other methods. Good agents and lenders can help with that.

Most people aren’t comfortable enough giving direct feedback, but hoping the market will cool off faster is probably not in your best interests.

Think what you are asking. I hope the values of homes come down fast so I can purchase one at low price. The problem with that is what would it take to get that market to that condition.
 
A war in Russia - no

Less people selling their homes - no

The only thing that stopped the prices from going up was the interest rates going up. So if we stay with that same premise, interest rates continue to go up, less people can afford homes. Likeky your loan will be more expensive and not solve your problem. Less people list their homes for sale because the values to sale aren’t what they want (20% over ask).

Ok, but let’s something comes and lowers the prices more. 
At some point the 20 millionaires in the country will come back into the market in full force and put in offers that blow out people who were waiting for more favorable market conditions. 

Three conclusions -

1. It is easier to get your offer accepted than it was in the previous market.

2. Waiting is bad (I could have given more reasons why).

3.Buy the best property you can purchase, when you are approved to buy, since you don’t know how the market will look or where you will be in the future.

Oakland housing so far as I know. Oakland California doesn't maintain an official list of units. 

instead they push people to affordablehousing.com I have units that are nice but like I said in the post the area they are located in isn't the nicest. 

because of this I have to do more active marketing for the units. 

I am trying to finish other people who might have a similar situation who advertise on affordablehousing.com to see what their experience is. 

If your units are nice and the pictures show well, the renters will come unless you’re over priced for the area.

I would definitely use more rental sites than just affordablehousing.com, but even if that was the only one you used that could be potentially ok and yes I have used it before. 

A person with a voucher is going go for the best area first then how nice the unit is. Many people know there limits are better than what a lot of owners are getting in rent for a specific size unit. Sometimes the section 8 tenants can come across as more entitled than non-voucher holders. 

If you’re not getting many inquiries it is likely the price.

2) How essential do you think it would be to put in separate heat/cooling? We have a smart thermostat so everyone could have access to it on their phone.  However, they may not have similar preferences on temperature and the studio gets considerably hotter than the rest of the house.  The estimates on split duct that I was given are about $6000-7000, so it seems like it would take quite a while to get a return on that investment, but I do care about my tenants having a positive experience. 

If anyone with experience in the Bay Area has insight, I would appreciate your thoughts.

I would go the 2/2 and studio route.If you pay taxes on the STR income any work you do will be a will be a write off.

you will want them to be able to control their temperatures separately so for studio I would just do a nice wall unit, which shouldn’t be tool expensive. Close off any vents that go to the main house.

San Jose allows for Airbnb, you just need Business license with city which is easy and not expensive.

I have two properties in the zip code 94603. The places I have my holdings are a "C" area. The units show well once applicants see them but the area isn't searched much.

I have needed to use a flow send invitations to view my unit
where I login to affordablehousing.com and then select a filter and select "oakland" and then select the appropriate bedroom count and people that I have never contacted. Then I have to send messages one by one to people that meet the filter criteria as the "bulk" never worked for me. 

I was curious to know for those other people who might have holdings in Oakland where your highest and best tenant is a voucher tenant how do you advertise to those people if the rental units aren't in highly desirable areas? 

I think it comes down to pricing. They will find it on their own if it is priced right per the area you are in.

If you’re targeting section 8 in Oakland a thing I have noticed is that everyone once the best looking units. You may not be able to get the max, because people with the vouchers will search for the best units.

For sure. I guess I just meant that I currently live in CA and would need to move to another state to house hack, since I'm looking to invest out-of-state. Not impossible per se, just not very ideal for me right now.

If want to move then move, but you could still house hack here in California and invest out of state. Lots of people do it. Even David Greene.

Yes, Brentwood is pretty much a newer city and has more 'modern' vibes, Sacramento has these old city vibes (like San Jose).
Brentwood is good because we can reach most major employers that are located in East Bay. 

Btw, 10 to 15 years ago, I never thought that Brentwood would be so developed. 

 10 to 15 years ago, I didn't know Brentwood existed.

That should actually be something that we thing of as a future goal, when repositioning properties.

My friends are all holding their investments in Southern Ca. When I talk to my neighbors it seems everyone got at least 1-3 properties in our areas and is not selling them anytime soon. We are very late in RE investing but now we are ready. The numbers just don't make sense to buy SFR now and rent it out with the current interest rate and high market $ in Southern Ca. We are looking outside California at this time. We wished we learn RE investment sooner, we would have been able to get a few properties in Ca with the equity we have on our current home. We are hoping our oldest daughter will go to San Diego for grad school next year (but her first choice is San Francisco) then we will buy a small place there for her to house hack and can buy with her as a first-time home buyer.

I used to work for Irvine Company, I am certain you have heard of them haha. I used to get flown down there about every other quarter, this was prior to becoming a Realtor on The David Greene Team. I love that area, definitely wish I owned property there. City planning and development are absolutely on point.

If your daughter does end up coming out here to the Bay reach out and I would love to help you out. I would say about 50% of my transactions our House Hacks, and of course I am house hack currently in San Jose. So I am all for it!
