Hello Meg!

I am not real familiar with your market but I will say there are some real differences in the multifamily market nationally.

Places like Austin, Denver and So Cal are really tough to do any thing other than just preserve capital. They are a little better than holding a treasury bill but not much.

I personally believe the key to success is only buy really great deals or not at all. Sometimes that may mean looking nationally for better markets or just grinding out deal after deal in your home market.

Its okay to just buy and hold some okay deal...but wouldn't it be better to be patient and get a rock-star deal??

I also firmly believe to get great deals especially at first your better off with a direct mail campaign. Commercial brokers are more inclined to dish off their great deals to someone they already work with.

Also most entrepreneurs seem to make the money in Class C properties from everything I have seen to this point. Class D is a way to make money as well but you have to have an appetite for that world.

Tax credit stuff is very interesting to me as well. It seems a very few even are aware of the opportunities in that arena.

I personally believe the order doesn't matter. Frequency is MOST important. Meaning you must hit the list 5 to 7 times with with your message. Varied media is a great idea but the biggest issue is going the distance over 4 to 6 months.

Check out prospectnow as well...it seemed really epic in certain marketss

The only date that is relevant in chapter 7 is date of filing. After the case is filed no worries. He should go CRUSH IT!!!

Notice that it is possible in a Chapter 13 reorganization plan for the trustee to ask for more but not usually the case.

That's quite all right Tom Goans...I should of know better when someone offered me a "free law firm to a good home".

LA LAW is not exactly a good substitute for due diligence.

I understand Listsource does have a mailing list of private lenders. I have not personally used it yet so I am not sure if its bogus or not.

How do you as a start up ratchet down the risk for a prospective lender?
