Do you ever purchase a property subject to if the property has negative cash flow?Here's the scenario. Purchase price $650K, subject to existing $600K of financing at 3.625%, $25K down, $25K owner carry with principal only payments. Rents are currently $3200/mo.In the scenario it would be getting about -$1,000/mo.Open to hear your thoughts.

Initially it doesn't make sense to do. You could justify it for the tax savings and principal pay down.

This means more people will be renting for longer, and even the cost to rent can be so exorbitant that government assistance may be the best option for renters.

Section 8 Housing vouchers have long been frowned upon by housing providers, yet Section 8 is now a protected class that cannot be discriminated against. As a housing provider how can you learn to work with Section 8 and other affordable housing programs? Post: Can you cost segregate an ADU that you built on your primary residence?

Hi BP Fam,

We are currently doing a garage conversion to an ADU on our primary residence. Adding a lot of value has been great, and rather than take the depreciation over a long period of time we'd like to cost segregate it. Does anyone know if you can cost seg an ADU on a primary?

We are currently house hacking by renting out a 900 SF addition on our house as a midterm rental. Once the ADU is complete we will be midterm renting that as well. We want to make sure to get the highest number of deductions possible since we are on a shared meter. Are we able to deduct the total utilities etc for this home on a % basis of the square footage?

Would love to hear your thoughts!
