It's legal. You're selling a contract. When you market a wholesale, you're marketing the contract. Make sure that's clear when searching for a cash buyer. Then you're safe.

Hi Cosmo,
I'm interested in getting more details on your duplex. I can buy with the same terms as a 'We Buy Houses' buyer - cash sale, quick close, as-is sale. Please message me so we can talk more about it. Thanks,

Post: Big Potential with this Vacation Cottage

I have a great opportunity available, a seasonal cottage for sale in Moodus, CT that would be perfect as a vacation rental. Steps away from Moodus Reservoir, with rights to a private beach and dock, this three-season cottage is going to be an income-producing machine. Featuring an open floor plan, two-bedrooms, one bathroom, an updated kitchen, large screened-in porch, new windows, paint throughout. This property is being sold fully furnished.
Asking: $74,900
I have a connection with an excellent property management company called Evolve, and they have already stated that they will take on this property. Moodus, CT is a great location for vacation rentals as seen below in the screenshot I took from VRBO.com. The property management company told me that 100-125 nights a year is a reasonable expectation for a property like this. Using a very conservative $120/night, that's a gross income of $15,000/year. Pretty great ROI for a $74,900 purchase price. And the management company handles all aspects of the rental process. Check out some pics of the property below. I'll be sad to see it go, I've used it myself a few times and it's awesome. PM me, reply to this post, or call me at 860-869-2211 for more info.

Thanks @Daniel Saunders, funnily enough I started using Gary Lavigne a short while ago and he's great. Thanks for the recommendation.

I would rehab this myself, it doesn't need much, but my money is tied up in another property in New Britain, would use hard money but I'm having some trouble finding help with the down payment at favorable terms.
