i have rentals too, and passive income is deceiving.......scheduling maintenance repairs, tenants not paying, possibly evicting, finding tenants, firing pm's. .........

I agree, if anybody speculate in stocks long term thats gambling, Eliminating both fundamental and technical analysis and create cover calls generate cash flow. I still like real estate but oil stocks are what real estate was back in 2009

Wolf of ws was an old pink sheets, ocb- bb pump and dump, cold calling landlines. Interest story though.

I do like that my paper investments or derivatives don't need maintenance or have drama. I don't like the tax rate or filing a 10pg sched D.  No thanks. My effective tax rate has been negative for 13 yrs.

Trading is just another job, and a watch CNBC anxious all day one at that. I've done both and will stick with my rental portfolio. Appreciate the discussion.

tesla is speculative......but even tesla you can create passive income ...high risk though

 stocks are speculative, if you use stock options you remove specullations and creat cashflow

Real estate is just one asset class, if you want to grow as an investor, you need to learn different asset classes. 

Oil stocks  are now what real estate was back in 2009.

As I mentioned before Im a real estate investor too, but diversification on asset classes is key.

go somewhere else if you are not contributing. 

I also do rental properties, but my point is real estate was good investment  from 2009 to 2015, i made huge profits too. but good deals are harder to combine. So my point, consider  diversifying your investments.

if you are making 116% flipping in one single quater, you should be in biggerpockets podcast, normally flippers aim at 15% + if lucky
