Thank you all for your recommendations; I was looking at the old contract I had with the realtor I hired before and he said in the contract that when I pay him he would pay $500 to any licensed agent that bring a tenants. 

I decided to offer the same to this realtor and she looked at me with a disappointed face. But well her client decided to not apply anyways! 

@Drew Sygit you are right I didn't pay the realtor directly, I received and payed the invoice from the broker. 

I've rent my property about three times now. I do the property management myself but all three years I used a realtor to find the tenant for me and I paid him 1 month of rent for the service. This will be the first time I will be looking for a tenant myself. 

I want to know how much commission I should pay to a realtor that brings me a tenant?
